However, we understand how hard it can be to leave your home comforts and move to a new, unfamiliar place. It’s an exciting chapter in your life but can also be quite daunting.

At Page & Co you will always be welcome and greeted by a friendly smile. We understand that students’ tastes and requirements have changed over the years and they look for good quality, comfortable homes to share with friends. We understand that a good size bedroom with a double bed is of top priority for most. clean, modern furnishings and décor is also up there on the list. We will only deal with landlords who believe in our ethos. Students should be enjoying their studies and student life, not having to worry about a tap that’s been dripping for weeks.

We aim to take away the hassle and make the whole process from finding a suitable property all the way up to and including moving in, a simple and smooth one. The key to a successful student tenancy is plenty of communication and cooperation on both sides. We welcome involvement from parents, especially if they are also your guarantors, so that all parties know what to expect. Below you will find a simple step by step guide to our process:-

To help us we will always ask you:-
• what university do you go to?
• Do you have a guarantor?
• What year will you be in the next academic year?
• We will set up a single or multiple viewings at suitable properties and you will receive a text message confirming all the details including   the address. We will also call you on the day of the viewing to confirm
• One of our negotiators will meet you at the property to show you around
• If you and your group like the property and it ticks all your boxes, then you will need to pay a holding fee of £250 per person. This fee   secures the property and takes it off the market, pending landlord approval and satisfactory referencing. No one else will be able to take it   once you have paid your fee. For your convenience you can pay this fee by card at the viewing, in our office or by bank transfer. Paying   this fee also enables us to start referencing you and your guarantor. NB This fees is non-refundable should you pull out or your   referencing fails
• Once your fees have all been paid, you will be asked to complete a simple form giving us basic details on you and your guarantors
• We will email you a letter confirming what you have paid and giving you more details on the process. We will also include the How to    Rent Guide and a Student Guide to Renting to give you lots more information should you need it
• At this point we will also require your passport and visas (if applicable) as we need to check that you are eligible to rent in the UK and    have the correct type of visa in place. We will take a copy. It is a good idea to have these documents with you to save time
• We will email you a copy of the How to Rent Guide. A useful guide to renting and giving all sorts of information to help you
• Shortly after you have paid your fee, you will hear from a company called Van Mildert who will be carrying out the referencing on you and   your guarantors. Students will have a basic credit check but guarantors will also have their employment status verified and a more
  in-depth financial check will be done
• This process can take a couple of weeks but we will keep a check on the progress and are here to help if you have any queries
• We will advise you once all the referencing has been carried out and we are satisfied that you have met our criteria
• We will create your tenancy agreement and guarantor’s agreement and will send out to you for signing. We will usually do this by email or    you can come into the office to sign whatever is easiest for you. We will give you a date when we require these documents to be    returned
• Shortly after signing your agreements, you will be asked to pay your Summer Rent. This is usually half a month’s rent for July and   August.
• You will be given a date closer to when your tenancy will start to pay your deposit.
• This will usually be in September but in some circumstances we can arrange for you to move in before if you need to. We will arrange to   meet you at the property to give you all the paperwork you need and of course your keys!
